Selling your House, Land, Business or Property with a Agent or Privately?
With Agent:
You don't show the property yourself
You or your solicitor does not draw up the contract of sale
You are not the person telling the buyer what is not true about your property just to make a sale
You don't write the ads for your own property, you still pay for them!
You don't need to be home when your property is shown (not so sure if this a good point though)
You pay anywhere from 2.5 to 4% of the sale price in commission to the agent.

WITHOUT AGENT:
You don't pay Commission ( means saving many many thousands of dollars into your own pocket )
You Pay for your own Ads (which you would need to anyway with an Agent)
You Show your own Home & answering the buyers questions yourself (who knows more about your own property? the agent or you??)
You get your Solicitor or Conveyancing Firm is draw up your contract of sale and hold the buyers deposit in Trust
You often become good friends with the new owners
You have more room to negotiate the sale price due to not paying commission if you want a quicker sale.
You do not give your key to an office not knowing who will use it to enter your house or business when not there
